Define common areas separately from private homes

A manager’s shared-area brief and a resident’s private-unit request are different arrangements. Identify the rooms covered by the strata scope; pre-sale or move-in work inside a home or condo can be requested separately.

A City Centre building or a Fleetwood complex may have its own move procedures, evening activities and entry arrangements. Supply the actual property rules and identify routes that need to remain available.

Discuss finishes and occasional tasks

Record carpet, tile and other surfaces before methods are agreed. Periodic floor, glass or carpet work can be assessed separately, with its access and timing requirements kept visible.

Agree who receives a concern, what information is useful and who can authorize extra work. Describe an area and task while leaving residents’ personal details out of the report.

Can the service cover a smaller strata property?

Provide the address and common-area list regardless of building size. The provider reviews the scope and availability for the actual property.

Are private suites included with common-area cleaning?

No. Private residences are not automatically authorized by a common-area agreement. Use the separate property-cleaning request for pre-sale or move-in needs.

Are parkades and exterior windows included?

They require separate assessment and explicit inclusion. Equipment and specialist requirements may differ from ordinary interior shared areas.
